When it comes to designing a house there are a great many tasks and types of work to undertake, which collectively will produce a design for a house that is ready to construct. A multi-disciplinary team will complete this and many can occur at the same time whereas others require to be completed in a specific order. However, this can vary with each project and it is important to clarify this with your designer before setting out. Generally, the design process comprises the following broad stages:

1. Design Brief – during this phase you and your designer will document and confirm exactly what it is you want to achieve. This process will involve a lot of questions and inquiry to fully understand all aspects of the design such as style, budget, features, likes/dislikes, timing, layout preferences etc. Your designer will also conduct a site measurement and analysis. It’s important to understand the features of your site. Not only does this ensure your home can be designed appropriately and according to local planning requirements, it ensures optimal results for your vision.

2. Concept Design/Sketch – here you will be presented with some design ideas based on your brief and site. This generally involves a presentation of initial drawings or sketches and a discussion on the options available to you. This process helps to crystallise which direction you would prefer as it introduces and explores alternate styles, layouts and planning options.
3. Design Development – this phase takes the concept design and develops it fully. Here you will be able to refine all aspects and features of the proposed design and undertake a number of reviews.

4. Design Documentation – this involves the preparation of the drawings that will be used to obtain planning and approval, and ultimately what your builder will use to construct your home.
